If you are an existing tenant or homeowner you must use the portal for any maintenance requests. No maintenance will be scheduled without using the portal.
Each issue is reviewed by our office for scheduling. Our Field Staff consists of skilled finish carpenters, janitorial and maintenance staff. If our Field Staff must enter into your unit for a non-emergency maintenance call, please understand we do our best to schedule visits to accommodate both your schedule and our schedule.
In some cases you might not have the ability to be present for a maintenance call. Our Field Staff is also present when an outside subcontractor needs access to your unit.
Your owner handbook and this website contains valuable information about important access to the unit for maintenance and periodic inspections.
CERTAIN MAINTENANCE OF YOUR UNIT/APARTMENT/COMMERCIAL SPACE INSIDE MIGHT BE YOUR RESPONSIBILITY. SOME EXAMPLES ARE: CHANGING YOUR OWN LIGHT BULBS AND YOUR HVAC FILTERS AND CLEANING YOUR FIREPLACE, AND DRYER VENTS. CONDOMINIUM UNIT OWNERS IT IS YOUR RESPONSIBILITY TO CHANGE YOUR OWN LIGHT BULBS AND CALL YOUR OWN SERVICE PEOPLE FOR ANYTHING INSIDE YOUR UNIT. REFER TO YOUR RESPECTIVE CONDOMINIUM DOCUMENTS FOR FURTHER INFORMATION OR YOUR OWNER HANDBOOK.
Depending on the amount of maintenance requests, some requests may take up to a 7-14 business days to be scheduled.

However, if there is an overnight emergency involving a physical portion of the property or a part of the premises where your unit is located please leave a detailed message with the emergency service INCLUDING YOUR NAME, UNIT, LOCATION AND A VALID CALL BACK NUMBER and follow up with our office during business hours.
